About Golden Timeshares

For 25+ years, I have rented only high quality five star resorts for families, friends, and individuals to enjoy spectacular vacations! I consider myself to be a family man. I love to spend quality time with my kids and with my beautiful wife.


We believe our Golden Rule is in making memories with our loved ones! We believe memories are meant to last a lifetime and we believe in providing the vacation that makes this happen for you and your family. Terms and Conditions

  • Additional Charges: Resort Services and activities for which additional fees may be charged by the Resort to Tenant include, but are not limited to the following: If you want daily maid service, valet parking there is a separate fee for that, in an addition to any other “Resort Fees” normally charged to Resort Tenant on a daily basis.   


  • The Tenant agrees to rent the Unit from the Landlord and the Landlord agrees to rent the Unit to the Tenant only for the time period referenced above in Section 5, (of the RENTAL AGREEMENT). The Tenant certifies that the Tenant’s name on this Agreement, and the primary person occupying the Unit is  at least 25 years old.   


  • The term of this Lease is for the period designated in paragraph 4, (of the RENTAL AGREEMENT).  The Tenant may use the Unit during the term without interference from the Owner, subject to the terms of this Lease, and in compliance with all applicable Resort and government rules. If the Unit is not habitable on the day that the term starts by reason of flood, fire or storm, or earthquake, the Landlord shall refund the rent forthwith and will thereafter have no further liability to Tenant.    


  • The Tenant agrees to pay the Rent set forth in paragraph 5, (of the RENTAL AGREEMENT) at the times stated in that paragraph.  If the Rent is not received by Landlord on or before date specified, the Landlord may declare the Tenant in default by written notice sent by  mail, email, overnight delivery or by fax.  If the Tenant’s default is not cured within 5 days after delivery  of the notice, (i)  the Landlord may keep the initial rent payment as agreed liquidated damages, (ii) Tenant will have no right to use the Unit or receive a refund of its deposit and (iii)   Landlord may immediately rent the Unit to others.  


  • Reservation(s) and deposits are non-refundable. Any economic, medical condition, or pandemic (COVID included) is no exception to this rule.  We recommend travel insurance – see Section 23, (of the RENTAL AGREEMENT).   


  • The Tenant may use the unit only in accordance with the rules and regulations of the Resort in which the Unit is located.  No pets are allowed unless permitted by the Resort. Tenant is responsible for (i) any extra cleaning fees if the Resort permits pets, and (ii) full compliance with Resort rules regarding the admission of pets to the Resort.  


  • The Landlord will pay maintenance fees and all utility charges for the Unit.  


  • The Tenant will pay for (i)  telephone calls from the Unit (if available) and internet charges, (ii) any housekeeping services for which there is an additional charge, (iii)  any other extra charges, food beverage, spa equipment rentals, etc. (except utilities) imposed by the resort for services or for the use of its facilities and (iv) for any damage to Resort property caused by the Tenant and its Tenants and any lost or stolen Resort property from the Unit.  


  • The Tenant agrees to maintain the Unit in the same condition as it is at the start of the Lease term except for ordinary wear and tear.  The Tenant will pay for all repairs, replacements and damages caused by the act or neglect of the Tenant, the Tenant’s household members, pets and/or Tenants.  If requested at time of registration, Tenant will sign a credit card charge slip to secure payment for any such repairs, replacements or damages.  


  • Immediately upon receipt to the full rent payment, the Landlord will notify the resort manager in writing that Tenant will be occupying the Unit during the stated term.  At the same time, a copy of the such notice will be sent by Landlord to Tenant.  


  • The Landlord is not responsible for any inconvenience or interruption of services due to repairs, improvements, pandemic (COVID included) or for any other reason beyond the Landlord’s control.  If maintenance is needed in the Unit, Tenant should call the Resort front desk and notify them.  


  • The Tenant may not sublease the Unit or assign this lease without the Landlord’s prior written consent.  


  • All notices may be sent to the addresses and fax numbers set forth in paragraph 1 and 2 of this Lease.  


  • This Agreement is governed by the laws of the State of Texas, without regards to principals of conflict of law. Tenant may not assign this Agreement without the prior written consent of the Landlord; which consent may be withheld in the Landlord’s sole discretion. This Agreement may only be modified in writing signed by the parties hereto. If any provision of this Agreement is held to be unenforceable, the remaining provisions shall remain valid and enforceable.  


  • Changing a Reservation:  Once a reservation is made it cannot be modified. Landlord recommends that Tenants purchase Travel Insurance. All reservations are for specific dates and cannot be refunded or modified. Any pandemic (COVID included) is no exception to this rule.  


  • Indemnification: Tenant agrees to indemnify and hold harmless Landlord, the staff and the timeshare owner and the property owner against all loss, damage, expense, and penalty arising from any action of the Tenant or visitors of the Tenant which causes injury or death to any person or damage to any property. Tenant agrees to indemnify and hold harmless the timeshare owner and Landlord from any and all claims including those of a third party arising out of or in any way connected to Tenants' use of the premises or other items of personal property provided therein. Tenant assumes the risk of injury or other losses relating to any recreational activities and will hold timeshare owner, property owner and Landlord harmless with respect thereto. Tenant shall be solely responsible for his/her personal property including money, jewelry, and other items. Tenant agrees to observe all posted rules and warnings throughout the unit and the resort. Tenant agrees to use all common area facilities including pools and hot tubs at their own risk. Children should use the pool or hot tub with adult supervision.  


  • These Terms and Conditions constitute the entire agreement between Tenant and Landlord regarding the matters herein, and all prior agreements, letters, proposals, discussions and other documents regarding the matters herein are superseded and merged into these Terms and Conditions. All legal proceedings or disputes relating to the subject matter of this Agreement shall be maintained in courts sitting in Tarrant County, in Mansfield Texas, applying Texas law. 


  • We recommend purchasing travel insurance through a reputable travel insurance company. Many of our clients have used CSA Travel Protection (“CSA”) to help cover any unexpected illnesses, medical emergencies, natural disasters, adverse weather, delayed flights, road closures or lost or damaged luggage that could hinder your vacation plans. To learn more about travel insurance, reach out directly to CSA at 866-999-4018 or review a sample of their “Description of Coverage Policy”. This is neither an endorsement nor a recommendation to use CSA.
